🛠️ Wellington Home Watch – Contractor Coordination Policy
This policy defines how Wellington Home Watch facilitates communication and property access with contractors during urgent or emergency situations, including when homeowner direction is required, when escalation may occur, and how contractor connections are handled.
Core Principles
- The homeowner retains full authority over contractor selection, repair decisions, scope of work, and costs.
- Wellington Home Watch observes, reports, and facilitates communication and access — we do not authorize repairs unless pre-approved.
- All contractor interaction is limited to communication and access facilitation only.
- All contact attempts, instructions received, and actions taken are documented.

Wellington Home Watch does not warrant, guarantee, certify, supervise, insure, or manage the work of any contractor, vendor, or service provider. All contractors are independent third parties. The homeowner is solely responsible for vendor selection, contracts, pricing, payments, licensing, insurance verification, and workmanship.
A) Homeowner Preferred Contractor List
Homeowners may provide Wellington Home Watch with a Preferred Contractor List (e.g., plumber, electrician, HVAC, roofer, restoration, locksmith).
- Preferred contractor details should include name, contact information, and access instructions.
- Spending limits, approval requirements, and emergency instructions should be clearly defined.
- Wellington Home Watch will attempt to contact preferred contractors first when practical.
- If a preferred contractor is unavailable within a reasonable timeframe, escalation may be required.
B) When Wellington Home Watch Will Wait for Homeowner Direction
Wellington Home Watch will contact the homeowner and wait for instruction before contacting a contractor when:
- The issue is not an immediate life-safety concern.
- Property damage is not actively worsening.
- The condition can be safely monitored without intervention.
- The homeowner has requested approval prior to vendor contact.
C) Emergency Escalation and Contractor Contact
Immediate Threat or Escalating Damage
- Active flooding or burst plumbing
- Loss of heat during freezing conditions
- Roof leaks during active storms
- Sump pump failure with rising water
- Security breaches compromising the property
If delay may increase risk, Wellington Home Watch may initiate contractor contact while continuing attempts to reach the homeowner, subject to pre-authorized limits. Such contact does not constitute authorization of scope, pricing, or contractual terms between the homeowner and contractor.
Emergency Monitoring Capacity & Time-Based Charges
When an emergency occurs, Wellington Home Watch’s role may temporarily shift to an active monitoring and access facilitation capacity.
- Remaining on-site or returning to monitor conditions
- Providing authorized access to emergency services or contractors
- Waiting for stabilization or temporary mitigation
- Ongoing communication with the homeowner during the event
Time-based emergency monitoring charges will apply in accordance with Wellington Home Watch’s current fee schedule and service agreement.
D) Use of Contractor Contacts Provided by Wellington Home Watch
If the homeowner does not have preferred contractors or requests assistance, Wellington Home Watch may provide contact information for independent local contractors or place a service request on the homeowner’s behalf.
- All contractors remain independent third parties.
- Wellington Home Watch does not employ, supervise, or control any contractor and does not assume responsibility for contractor scheduling, conduct, or performance.
- The homeowner approves scope, pricing, and payment directly with the contractor.
- Wellington Home Watch does not guarantee availability, pricing, or outcomes.
E) Scope Limitations
Wellington Home Watch Will
- Report objective observations and urgency.
- Request homeowner direction whenever practical.
- Provide authorized access to the property.
- Document actions and communications.
Wellington Home Watch Will Not
- Authorize repairs beyond agreed limits.
- Direct contractor methods or code compliance.
- Act as project manager or construction supervisor.
- Evaluate quality, code compliance, or completeness of work.
- Guarantee workmanship, pricing, or timelines.
- Assume liability for third-party services.
