What is Home Watch?
Home Watch is a professional service that provides scheduled, non-invasive inspections of vacant or unocupied properties. The purpose is to identify issues early, document conditions, and notify the homeowner before small problems become costly emergencies.
Wellington Home Watch is not a repair or maintenance company, we are your eyes, ears, and voice, when authorized while you’re away.
How often should my home be checked?
The frequency depends on your property, season, and insurance requirements. Many insurance providers require homes to be checked every 48 hours to 14 days when vacant.
We offer Silver, Gold, and Platinum plans so you can choose the level of oversight that fits your needs. We always recommend confirming requirements with your insurance provider.
What do you look for during a visit?
Every visit includes checks of:
- Doors, windows, and security
- Plumbing and visible piping
- Electrical panel
- Appliances
- Signs of leaks, moisture, or damage
- General interior and exterior condition
- Interior conditions if authourized
Gold and Platinum plans include additional active system checks and enhanced monitoring.
Do you provide reports?
Yes. After every visit you receive:
- A written digital report ( Silver Service)
- Photos of key areas (plus features to premium levels.)
- Notes on any concerns observed ( all Sevices as part of report.)
- Urgent concerns will be communicated as quickly as possible.
This creates a documented record of your home’s condition over time.
What happens if you find a problem?
If we observe an issue such as a leak, power failure, security concern, or equipment problem, we notify you as quickly as possible.
With your authorization, we can also coordinate access for your preferred contractors or emergency services.
We do not perform repairs ourselves, our role is to observe, document, and communicate.
Wed will do things that can mitigate damage such as turn off water valves , etc.
Do you carry insurance?
Yes. Wellington Home Watch is bonded and insured for professional home watch services, providing protection for both our clients and our business.
Who enters my home?
Your home is inspected by a Wellington Home Watch professional every visit, the owner of Wellington Home Watch or his representative. We do not use subcontractors.
This ensures consistency, accountability, and familiarity with your property.
How do you access my home?
You provide access instructions (lockbox, code, or key) that are kept securely on file. Access details are never shared or duplicated without your authorization.
What happens if you find a problem?
If Wellington Home Watch observes an issue such as a leak, power failure, security concern, or equipment malfunction, we notify the homeowner immediately. Our responsibility is to detect, document, and report conditions that may affect the safety or integrity of the property.
Any emergency response, repairs, or contractor coordination is performed only with the owner’s authorization and is completed at the owner’s direction and expense. Wellington Home Watch does not authorize or approve work without the homeowner’s consent unless specific written instructions have been provided in advance.
This ensures you remain fully in control of how your property is managed while receiving timely, professional notification when something needs attention.
Can you work with my plumber, electrician, or caretaker?
Absolutely. Many clients provide a list of approved contractors. We can grant access and report back on their visits if needed.
Do you recommend how often my home should be checked?
We do not make specific recommendations regarding visit frequency. Insurance providers, municipalities, and homeowners’ associations may have different requirements. We encourage all clients to confirm their coverage conditions before selecting a plan.
What areas do you serve?
Wellington Home Watch serves Centre Wellington and surrounding communities. Properties located more than 15 km from our Fergus base may be subject to a travel surcharge.
